Will you be listing my house on the MLS or actually buying it?
We are not real estate agents and we don’t list houses. We are professional home buyers: We buy houses that meet our purchasing criteria. From there we may repair the house and resell it to another homeowner or keep it as a rental ourselves.
How are you different from a real estate agent?
Real estate agents list properties for sale and show the properties to prospective buyers…if there are any available. The agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an broker/agent). Agents provide a great service for those that can wait 3-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions.
That’s where we are different from agents. We’re not agents and don’t list properties on the MLS. We’re actual home buyers. Since we’re actually the one buying the house from you, and we pay with all cash, we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking the risks to buy the house with cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).
Do you pay fair prices for properties?
Many of the houses we purchase are below market value (since we will be doing all the repairs and paying all costs and fees so we can resell it at a profit to someone else). We are looking to get a fair discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. How do you determine the price to offer on my house?
Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. We take many pieces of information into consideration and come up with a fair price that works for us and works for you too.
Are there any hidden fees if we worked with you?
No we do not charge any fees or commissions to make an offer or to buy your home. As a matter of fact, we take care of all closing costs and fees associated with the sales transaction.
Is there any obligation when I submit my information to your company?
There is absolutely zero obligation for you when you contact us. Once you tell us about your property, we’ll take a look at things, maybe set up a call with you to find out more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us and we won’t hassle or harass you. We’ll let you decide what’s right for you.
Can I terminate my real estate agent and have you buy my house?
We do not interfere with traditional real estate agents. We very rarely target purchasing houses listed by agents on the MLS. Should you desire to terminate your agreement with them and hire us to instantly purchase your home, simply let us know. We are confident you will be relieved by doing business with us and avoiding all the time, money, and perils of a traditional real estate agent transaction.
What if I am behind on my taxes or HOA fees?
If there are any taxes, liens, HOA fees, that you are unable to pay, please let us know in our initial consultation. We will work to determine a solution. It is not uncommon that these types of costs can be taken from proceeds at the time of closing the sale.
How long will it take to close on my house if I sell it to you?
Generally, we can close in 14-30 days, usually depending on your situation. There are times we may have to close sooner, but hopefully, you will have time to take care of your circumstances without additional distress.
Do I have to empty and clean the entire house before closing?
When you move out, you do not have to clear or clean the house. You can take whatever you want or are able to move out of the house…totally your discretion. We might even have resources available to assist you with your transition.
Do you pay referral fees if I know of another person needing to sell their house?
Yes. That is very welcomed. Perhaps you are aware of another house that’s vacant or in bad condition, or maybe the owner is in a distressed situation. We would love it if you referred those to us. We will pay you up to $1,000 for the referral if we buy the subject property.
